We all know it’s easier to get attention when a home first hits the market. But too many sellers want to "try high" and "see what happens."

Pricing properly at the start sets the tone for the whole listing. It invites urgency, attracts real buyers, and protects your credibility as an agent.

But it doesn’t stop there.

You have to stay in the conversation. You need to:

  • Talk early about adjustment thresholds
